John T. Ludlow

Real Estate Lawyer and Lenders’ Counsel

My fundamental goals are always the same: (a) listen well; (b) provide timely, cost effective, well-informed and analytically sound legal services to my clients, and (c) explain the bases for my recommendations to my clients in understandable terms.

For forty years I’ve represented lenders, individuals and businesses who buy, sell, exchange, develop, lease, title insure, and finance real estate by providing transactional advice, preparing contracts and representing clients in lawsuits, arbitrations and mediations. I also assist clients in land use matters and represent them in administrative and regulatory proceedings involving permitting and development for their projects. The clients I serve include title insurance companies, lenders (in loan documentation and workouts and foreclosures), construction companies, developers, design professionals, owners and tenants of commercial properties, and a broad array of western Washington business owners and individuals.

How I serve clients

My goals in transactional matters are to assure that clients’ concerns are identified and addressed in straightforward contracts, the risks and returns in the transaction have been identified and explained, and the best structure for the transaction has been selected. My goals in dispute resolution are to provide efficient and effective representation, timely information about the status of the proceeding and realistic estimates of the probability of success/failure in a trial or arbitration.
